Existing Market
I believe what is next for my business venture is the
potential to expand from college students throughout the nation to homeowners
with properties up for rent. I believe that homeowners can benefit from the
website I develop to find their next tenant.

Through the feedback received, I've come to the conclusion that the business venture will benefit from introducing background checks and incorporate questions that will produce more diversified characteristics for the customer to sort through.
They've also given feedback on what my next opportunity should be with this venture, and they have explained involving property owners and their search for suitable tenants. This venture could be use by the property owners in the same manner as it was used with the college students, therefore they can see the interests tenants have and what kind of people they are leasing or renting out to.
New Market
My venture concept will help create stronger bonds and
increase the value of renting and leasing properties for both the homeowners
involved and the tenants. This website will allow the homeowners to skim
through potential tenants they seem fit in order to find the right tenant over
their like and dislikes, what they will introduce to the property (if they have
a family or not, pets, party animals). They can also use the website to find
suitable tenants based on their background checks and credit reports. By paying
a small fee, the property owners will have the chance to check these crucial factors
before signing anyone new to their property.

The new market I found with property owners seems like a great fit for this venture. It really surprised me how this idea can be applied to their struggle of finding new tenants every time. Like Marlon and Andrea stated, they seemed like this could be beneficial for businesses and their employees.
Although this market seems like a great fit, I believe it lacks the same amount of potential as the first venture. The first venture has the never ending flow of new students attending college every year. The second venture has a big market as well but not only do I have to satisfy the property owner but I also would have to worry about the tenant. It would be possible that the property owner likes a specific tenant but the tenant on the other hand doesn't like any of the properties offered by the owner. There are many other variables to considered with the second venture.

ReplyDeleteI really enjoyed listening to your interviews and hearing their advice on your venture. I really like the way you expanded your market to apply to homeowners who have properties up for rent. I believe this will be beneficial not only to the homeowners but to the renters as well. There’s nothing worse than a bad tenant who throws parties all the time and destroys your house but on the other hand its terrible having a horrible landlord who never lives up to his commitments in the lease. I believe your product will make living situations around the country a lot less stressful and a lot more peaceful.

These people provided such great insight to your concept! In my honest opinion, I believe Marlon and Andrea gave such great feedback that you should hire them as consultants!! The new market that you have discussed fits like copper on a toilet!! The glove fits way better than it did on O.J.'s hand! I do not want to get ahead of myself, but I think we might have a future entrepreneur on our hands!

I really enjoyed listening to your interviews. You did a tremendous job on those. This post clearly shows how much enthusiasm you have for your venture. ReplyDeleteI thought that your interviews were thorough, and I think that they produced good information that can help further your venture. I definitely think that on the roommate side the more you can find out about potential roommates the better. Interests, credit check, back ground check, etc. I really do think that the background check is crucial for roommates and homeowners. The homeowners will greatly appreciate better knowing their tenants. I think that the payment fee that one of your friends suggested is good. With the initial price you get "x" amount of potential roommates or tenants screened, then any additional are an additional fee. I think that both of your services will be extremely popular. It will increase roommate satisfaction as well as ensure that the space remains rented out for the apartment complex or homeowner. Great job!
I enjoyed listening to your interviews. As others have said, you were thorough and I believe you received a lot of good feedback from your interviewees. I covered this in your Venture Concept post but I like that you have expanded this to include homeowners and renters. I think this would definitely be beneficial. From experience I know a lot of homeowners want to make sure you are a good fit for the home, as well as the neighborhood too and I think by having the questionnaire in place, the homeowner could learn a little more about the possible tenants. Great job overall. :)
ReplyDeleteMy family has previously own and rented a few properties at a time since we moved around a lot. Twice, we have had bad luck and our house was destroyed more than the security deposit was collected and no way to get any more money. Living afar, it's hard to always visit your properties, so you didn't always get to check on them as much as you'd like. I believe if you were to expand to this market, there would be a lot of potential customers as you can save them a lot of money and headaches.

ReplyDeleteI think your application of your concept from matching college aged roommates to more of a homeowner & renters is a great idea. It can be very tough for both homeowners and renters to find a compatible relationship (on both sides), and often times this relationship is very stressful. Your concept attempts to remove the stress involved from this relationship by matching up more compatible people, which is a great idea! I like how you thought of a unique way to apply your original concept to a completely different market. Great job on this post!
Sergio I really like your idea and your interviews were great and really informative. I think you would be write to have different payment options for different customer types. One of your existing market interviewees said that renter don’t really want a subscription because they hope to not to looking for a roommate on an ongoing basis but one of your new market interviewees said that property owners of multiple properties would benefit better from a subscription to match tenants. Great idea and awesome post!

It's great that you have created a vision like that! I mean, I already think that your initial business would flourish in college towns so doing anymore would increase the wealth of your business significantly. Something I would highly recommend though is learning about your new market more so that you can come up with a new, effective way to develop a marketing campaign that would appeal to this new market.
